Draft Land Use Scenarios

Over the next 30 years, the State of Colorado's demographers forecast that the Front Range region's population will increase from about 3.3 million in 2020 to 4.4 million by 2050, an increase of 33%. The number of jobs in the area is forecast to increase from 2.2 million in 2020 to almost 3 million by 2050, an increase of 35%. Considering the exponential growth that Erie has already experienced over the last few decades, the Town of Erie is being intentional and thorough in planning for the future.


Included in this process is the analysis of the vacant and underutilized properties within the planning area and their current and potential future land use classifications. Utilizing community feedback collected during events over the past year, planning staff have created three different draft Land Use Scenarios depicting what the future could hold for the properties previously mentioned. Each of these scenarios presents its own positive, neutral, and negative impacts to the Town of Erie. A quick representation of these impacts can be found within the "Scenarios at a Glance" graphic.   • Scenario A: Status Quo
    • This scenario continues Erie's development patterns of the last 20 years. No new annexations are modeled. The auto-oriented development pattern will continue with most new housing located in single family subdivisions, with commercial uses located along major arterials.


  • Scenario B: Commercial & Employment
    • This scenario emphasizes more jobs and regional commercial activity, along with a variety of housing types to support these uses. Commercial land uses are physically separated, but new mixed-use neighborhoods will bring more walk and bike connectivity for residents to reach their daily needs. Scenario C includes an additional 1,000 acres of unannexed land within the Planning Area, the same as Scenario C.


  • Scenario C: Neighborhood Center
    • This scenario emphasizes a tapestry of complete mixed-use neighborhood centers, which include homes, jobs, parks, stores, and other daily needs. People can bike or walk to multiple places. Scenario C includes an additional 1,000 acres of unannexed land within the Planning Area, the same as Scenario B.
